Slate’s acquisitions team seeks out equity investments and manages all facets of the acquisition process, including deal sourcing, underwriting, zoning analysis, business plan strategizing, partnership and deal structuring, capital raising, and financing. Slate has invested in over $6.4 billion of real estate across equity and credit investment strategies.
Slate’s dedicated development and construction management professionals provide value engineering, material procurement, program management, and cost oversight services for all of Slate’s ground-up development and repositioning projects. The asset management professionals at Slate proactively monitor the existing portfolio’s performance to determine the appropriate times to execute on refinancing and sales, as well as evaluating best economical leases and addressing investor requests. Slate also has dedicated in-house accounting and legal teams who provide support department-wide, streamlining workflow and efficiency.
MGT Property Management is Slate’s in-house wholly-owned property management arm, directly responsible for daily operations and maintenance for the entire existing asset portfolio. Slate also employs full-time project managers to provide daily oversight of development projects. MGT is managing over 40 assets, totaling over 1,600 units.
When a property commences lease-up, MGT Property Management company oversees the day-to-day operations of each building. Our property management company is in frequent communication with our asset management professionals to ensure that the property is performing in-line with underwriting.
An affiliate of Slate, SD Builders and Construction provides general contracting, construction management, project management, estimating, scheduling and field supervision for numerous ongoing construction projects. SD Builders is directly spearheading the construction of 9 projects, totaling approximately 800,000 SF and over 800 units, and its principals have built over 80 projects.
SCALE Lending is Slate’s dedicated debt investment vehicle. The vehicle focuses on senior transitional loans secured by commercial mortgages in the New York Metro area. SCALE Lending is a direct lender providing first mortgage financing secured by commercial real estate assets, including land acquisition, construction, new development, re-development, inventory and assets with a lease-up component or reposition.
Abode Residential, Slate’s in-house residential brokerage subsidiary, either directly or in partnership with an additional real estate brokerage, handles the initial and ongoing residential leasing of Slate’s portfolio, totaling over 1,400 units. Abode’s internal database of current market information assists Slate’s acquisition and asset management teams underwrite and operate assets effectively.
SPG Affordable has a knowledgeable team with years of experience in financing, development and construction of affordable housing projects, with expertise in utilizing Low Income Housing Tax Credits, tax-exempt bond financing, and relationships at the New York State/City housing agencies. SPG’s diverse team allows it to take a multidisciplinary approach to identifying the optimal development strategy for each project and leverage the strengths of community partners, consultants and internal staff to achieve the best possible execution for each project
